There is a great demand for commercial properties in New Zealand. New Zealand investors focus mainly on residential properties, the main reason is due to the risk involved. It is very easy to leave a residential property empty for couple of weeks, but you cant do that with commercial property. It is very easy to get a tenant for residential property. But the advantage of commercial property is mostly long term. You can sign a lease from 5 years to 10 years. Moreover if you want to invest in residential property the bank is ready to pay 90%. Some banks even offer 95%. But with commercial properties bank gives only 60%.
Office buildings are great investments since it offers great returns. Commercial properties start at around 600,000 depending on the area and goes to hundreds of millions of dollars. Commercial properties have low maintainence. The tenants pay for all the outgoings, But you need to have a good financial base.
